§ 103. Jurisdiction.

  • These regulations shall govern all subdivision of land within the legal boundaries of Grovetown, Georgia, as presently or hereafter established.

    Within these regulations, the term "subdivision" shall mean the division of a tract or parcel of land into two (2) or more lots, building sites, or other divisions for the purpose, whether immediate or future, of sale, legacy, or building development, and includes all such division of land involving a new street or a change in existing streets, and includes resubdivision and provided, however, that the following are not included within this definition:

    A.

    The combination or recombination of portions of previously platted lots where the total number of lots is not increased and the resultant lots are equal to the standards of these regulations.

    B.

    The division of land into parcels of three (3) acres or more where no new street is involved.

    The term "subdivider" within these regulations shall mean any person, firm, or corporation having such a proprietary interest in the land to be subdivided as will authorize the maintenance of proceedings to subdivide such land under these regulations, or the authorized agent of such person, firm, or corporation for the purpose of proceeding under these regulations.

    Any owner of land within Grovetown wishing to subdivide land shall submit to the Grovetown Planning Commission a plat of the subdivision according to the procedures outlined in Article II, which plat shall conform to the minimum requirements set forth in Article III. Improvements shall be made as required by Article IV of these standards.
