§ 204. Plat of record.

    Submission: After the final plat has been approved by the planning commission, the subdivider shall, within ten (10) days after such approval and before any lots are sold, file for record the final plat in the office of the clerk of the superior court.

    B.

    Size and contents: The plat of record shall be drawn in permanent India ink on tracing cloth (linen), and in no case shall exceed eighteen (18) inches by twenty-four (24) inches in size. This original and two (2) copies (blue or black line prints) shall be submitted to the planning commission for its approval and recording.

    The plat of record shall display the following:

    1.

    Name and location of the subdivision, date of survey, name and stamp of surveyor, graphic scale (recommended scale: 1;inch; = 100;ft;), and north point; and

    2.

    Names and locations of adjoining streets and the ownership of adjoining properties; and

    3.

    Street rights-of-way, lot and property lines, lot number and block letter designation, easements, and areas dedicated for public use; and

    4.

    The engineer's/surveyor's certification and the owner's certification as provided for in section 203 (B) (16) (a and b) of this article; and

    5.

    Such other information as may hereafter be required by the clerk of superior court and/or the planning commission.

    C.

    Sales authorization: In no case shall the subdivider, owner, or the agent of the subdivider or owner, transfer, sell, agree to sell or negotiate to sell any part of the subdivision by reference or exhibition until the planning commission has approved the final plat, and said final plat has been recorded in the office of the clerk of the superior court of Columbia County, Georgia.
